Dils acted as advisor in the sale of Giovi Logistics Park, a logistics complex located in Silvano Pietra, in the province of Pavia.
The transaction, concluded following a competitive process jointly managed by the two advisors, involved the sale of the asset by GARBE Italy in partnership with Prelios SGR to an international institutional investor.
Dils and Colliers had already handled the marketing and leasing activities of the complex in co-agency, thus accompanying the project through the main phases of its value creation process, until the completion of the sale.
Giovi Logistics Park is a Grade A logistics property with a total gross leasable area of approximately 83,000 sqm. The complex is divided into eight independent units and comprises approximately 78,000 sqm of warehouse space, 1,600 sqm of offices and additional areas dedicated to services and technical rooms. The property also has 97 loading bays and a useful height under beam of 11.5 meters.
The complex is fully leased to four leading operators in the logistics and distribution sector, with long-term lease agreements that ensure a stable and diversified income profile.
Built through the regeneration of a decommissioned and remediated industrial area and completed in the first quarter of 2024, it reached full occupancy in 2025. The project was developed according to high environmental standards and obtained LEED Platinum certification. Key features include photovoltaic panels, energy and water consumption reduction systems, LED lighting, high environmental performance materials and extensive green areas designed to promote biodiversity.
The asset is located along the A7 Milan-Genoa motorway, approximately 4 km from the Casei Gerola exit and 7 km from the interchange with the A21. Situated in the Greater Milan Area and in the so-called "Golden Triangle" of Italian logistics, the location provides efficient connections to Milan, Genoa, Turin and Piacenza, as well as to the Port of Genoa and the main national and European distribution corridors.
The transaction is part of a market that continues to show strong interest from international institutional investors in large-scale logistics assets with high construction and sustainability standards, increasingly appreciated by major national and international operators. After a first half that recorded investments of approximately €1.25 billion, the best performance in the last four years, the sector confirms its ability to attract capital, especially foreign, supported by solid fundamentals and long-term growth prospects.
